Layouts on Market was an opportunity to design a collection of three story townhomes with the smallest footprint that would still make for comfortable living space. The challenge was to fit these homes on a small lot measuring approximately 76’x102’ facing streets on three sides. The site also falls within the city’s Form Based Code and Fire District adding further complexity to the design of the units.
Site Plan
Each unit has a living/dining/kitchen space on the first floor, a bedroom, bathroom, and closet/laundry on the second floor, and a flex space, closet, and roof terrace on the 3rd floor. For the most part the floor plans are the same while views and privacy is balanced through the orientation and composition of the windows. Great effort was given to creating a feeling of privacy while maximizing views and natural daylight.

The site is designed to create a series of pedestrian only pathways providing access from the sidewalk to the parking court on the interior of the block.
